Central Toronto Home Renovation: Heritage Guts, Condo Renovations and Commercial Fit-Outs

Central Toronto is where Whole House Renovation started in 2003: heritage semis in Rosedale and Forest Hill. Today the work spans heritage guts, condo kitchens and baths in Yorkville and King West, and commercial fit-outs from Liberty Village offices to Yorkville retail.

Home Renovation Problems in Central Toronto, Planned Out Before Design

The local problem

Porch, window or roofline changes held up by a heritage district review

What you seeThe interior plan is ready, but new windows, a rear dormer or a rebuilt porch cannot be permitted until heritage staff sign off, and the start date slides.

Why it happens hereLarge parts of downtown sit inside Heritage Conservation Districts. Cabbagetown alone falls under five of them, designated from 2002 to 2024, and exterior work there needs a heritage permit.

How we fix itOur heritage restoration team reads the district plan before design and files the heritage application alongside the building permit, so exterior choices are approved once.

Budget killer 1

Permit + Committee of Adjustment delays

6-16 weeks of approvals and $8K-$40K in consultant fees when design ignores zoning, heritage and conservation rules.

Budget killer 2

Hidden conditions behind old walls

Knob-and-tube wiring, asbestos, 60-amp service, lead solder and rot found after demolition with no agreed pricing.

Budget killer 3

Material scope creep

Unrealistic allowances for tile, fixtures and flooring that double mid-build.

The Whole House Renovation Fix

In-house permit coordination, a 5-8% discovery contingency on Tier 2+ contracts, and materials allowances locked in writing with a signed change-order protocol.

Before You Start

What to Plan For Before You Renovate

Downtown and midtown Toronto hold the city's oldest housing and its tightest rules. A 1920s Rosedale semi can hide knob-and-tube wiring, lath and plaster, a cast iron stack and a 60-amp panel behind walls that look fine. A Yorkville condo comes with a board, a status certificate and an elevator you book by the hour. A King West restaurant has a fire inspector, a health inspector and a landlord all waiting on the same opening date. We plan for all three before anyone picks up a hammer, and we put the price in writing first.

Heritage + older homes

1920s-40s semis with knob-and-tube, lath and plaster and original red oak; Heritage Conservation District approvals for exterior work.

Heritage restoration

Infill, additions + upgrades

Leaside and Davisville main-floor opens and rear additions on narrow lots; Committee of Adjustment for lot coverage and setbacks.

Home additions

Commercial

Yorkville retail flagships, Liberty Village offices, King West restaurants; COI typically within 1 business day.

How It Works

How a Downtown Renovation Runs, Step by Step

One coordinator runs design, permits and construction. Approval time is planned up front, so the schedule you sign is the one we build to.

  1. 1

    Free estimate + site visit

We review your request within 1 business day, then visit to measure, photograph conditions and talk through priorities.

  2. 2

    Written scope + fixed price

A written scope, hard-cap price, tier timeline and draw schedule before any design agreement.

  3. 3

    Design (ARIDO-affiliated)

Layout, structure, cabinetry and finishes settled in a few focused meetings with our design lead.

  4. 4

    Permits + approvals in-house

Building permits filed with City of Toronto, plus Committee of Adjustment, heritage, tree or conservation applications when the lot needs them.

  5. 5

    Build with weekly calls

Demolition, structure, rough-ins, inspections and finishes, with a weekly call from your project manager.

  6. 6

    Deficiency walkthrough + written warranty

We walk every room with you, close the deficiency list and hand over your written warranty.

Tier 2+ payments follow a 6-draw schedule: 10% design, 15% permit-ready, 20% demolition, 20% rough-in, 20% substantial completion, 15% deficiency walkthrough.

Ready to Price Your Heritage or Condo Project?

Get a written scope and a fixed price before you sign any design agreement. No large deposit: Tier 2+ work is paid in six draws tied to milestones, and change orders happen only when you add scope.

"Our 1940s kitchen had a wall in exactly the wrong place. They brought in the engineer, put in a beam and moved the sink to a new island without opening the dining room ceiling twice. The written scope listed every allowance, so we knew where all $96K was going. Done in nine weeks."

Local Knowledge

Our Renovation Expertise in Central Toronto

How We Work Downtown and in Midtown

Central Toronto jobs run on access. Most Rosedale, Annex and Cabbagetown homes sit on narrow lots with permit parking only, so we book street occupancy permits and plan bin drops for early morning before the school run on Mount Pleasant Road and Avenue Road gets busy.

Condo work in Yorkville, King West and Harbourfront follows the building's rules. We submit the alteration request, carry the board's required insurance (our $5M CGL usually exceeds it), book the service elevator and keep noisy work inside the posted hours. Debris leaves in sealed bags through the loading dock, never the lobby.

Permits for downtown and midtown homes go through Toronto Building's Toronto and East York district. Our permit coordinator files drawings, books inspections and tracks any Toronto and East York Committee of Adjustment hearing, so the schedule you see at signing already includes approval time.

The Buildings We Know Best

We have spent 22+ years inside Central Toronto's housing stock. Rosedale and Forest Hill detached homes and semis from the 1920s and 30s, with original red oak, plaster crown moulding and stained glass we preserve while replacing the wiring, plumbing and HVAC behind them. Annex and Cabbagetown Victorians and bay-and-gables, many of them inside Heritage Conservation Districts where exterior changes need approval. Leaside and Davisville 1940s brick homes, where a load-bearing wall between kitchen and dining room is the most common thing clients want gone.

On the condo side we work in Yorkville towers along Bloor and Cumberland, King West lofts and Harbourfront buildings on Queens Quay. On the commercial side we have rebuilt a 20-person Liberty Village office and delivered a Yorkville retail flagship inside a 10-week landlord window.

Got Questions?

Central Toronto Renovation Questions Answered

Do you renovate heritage homes in Rosedale and Forest Hill?

Yes. Heritage semis in Rosedale and Forest Hill have been our core work since 2003, including the $287K Rosedale gut delivered in 14 weeks with zero change orders. We keep original red oak, plaster mouldings and millwork wherever they can be saved, and rebuild the wiring, plumbing and structure behind them.

Can you handle condo approvals in Yorkville or King West?

Yes. We prepare the alteration request, review the status certificate and work within building hours and elevator bookings. Our Yorkville condo kitchen and bath came in at $128K and finished on the exact date promised. Condo kitchens typically run $45K-$140K and baths $15K-$55K.

Do Annex or Cabbagetown homes need heritage approval to renovate?

Exterior changes in a Heritage Conservation District usually need heritage approval; interiors are generally freer. Cabbagetown alone is split across five districts designated between 2002 and 2024, each with its own plan. We check the property before design so windows, porches, rooflines and masonry are approved once.

Can I build a laneway or garden suite behind my house?

Often, yes. Laneway suites have been allowed in Toronto and East York residential zones since 2018, and garden suites city-wide since 2022 for lots without a lane. Typical ADU range is $220K-$450K. We confirm lane width, fire-access distance and the servicing route during feasibility, before you pay for design.

Do you take on commercial work in Liberty Village and Yorkville?

Yes. We rebuilt a 20-person Liberty Village office and delivered a Yorkville retail flagship in a 10-week window. Commercial work runs on landlord approvals, after-hours scheduling and fast COIs, and we invoice property managers on Net-30.
