What's Included

What Our Heritage Restoration Service Covers

Toronto's 1920s-40s semis and detached homes carry character that cannot be replaced and problems that cannot be ignored. Heritage restoration is where we started in 2003, in Rosedale and Forest Hill, and it is still the core of the work. We preserve brick facades, lath and plaster, crown mouldings, stained glass, original millwork and red oak floors, while replacing what fails behind them: knob-and-tube wiring, 60-amp service, cast iron stacks, lead solder joints and vermiculite insulation that may contain asbestos. If your home is designated under the Ontario Heritage Act or sits inside a Heritage Conservation District, exterior changes need a heritage permit, and we coordinate those approvals in-house with support from our heritage consultant network. Original oak is refinished with Rubio Monocoat or a matched stain so new and old boards read as one floor. Every contract carries a 5-8% discovery contingency because century homes always hide something. Typical heritage scopes run $250K-$800K.

What Is Heritage Home Restoration?

Heritage restoration renovates a century home without erasing what makes it worth owning. Toronto’s 1920s-40s semis and detached homes, and the Victorian bay-and-gables of Cabbagetown and the Annex, carry brick facades, plaster mouldings, stained glass, millwork and red oak floors that cannot be bought new. They also carry wiring, plumbing and insulation that should not stay in a family home.

We preserve brick facades, plaster, millwork, stained glass and original red oak while replacing knob-and-tube, cast iron stacks, lead solder and 60-amp service behind the walls. Heritage approvals are coordinated in-house. Typical heritage scopes run $250K-$800K.

Heritage Homes: Hidden Conditions Behind the Walls

This is the part of a heritage renovation that decides whether the budget holds. These are the conditions we find most often in Toronto homes built before 1950:

Hidden conditionWhy it mattersHow we handle it
Knob-and-tube wiringUngrounded, often overloaded; many insurers will not cover itFull rewire to current code, ESA inspection
60-amp serviceToo small for modern kitchens, heat pumps or EV chargersUpgrade to 200-amp service and new panel
Lead solder and galvanized linesLead exposure and low water pressureReplace with PEX-A supply lines
Cast iron stackCracks and scale cause leaks behind finished wallsCamera inspection, replace failed sections
Vermiculite or pipe wrapMay contain asbestosTesting, then licensed abatement before demolition
Notched or undersized joistsSagging floors and cracked plasterSister joists or add LVL beams

Every contract includes a 5-8% discovery contingency for exactly these conditions. Work that falls inside it proceeds without a change order. Anything beyond it is priced and signed by you before it continues. On our Forest Hill underpin, the contingency covered a cracked clay drain found under the slab, and the project still finished without a change order.

Types of Heritage Projects

Interior restoration with new systems

The house stays as it looks, inside and out, but everything behind the walls is new. This is the most common heritage scope.

Whole house heritage gut

Like our Rosedale project: 2,400 sqft, three floors, new structural span, original red oak kept, $287K, 14 weeks, zero change orders. See our whole house renovation page for how these projects are run.

Facade restoration

Repointing with lime mortar, rebuilding porches, restoring half-timbering and wood windows, and replacing aluminum siding with materials appropriate to the district. Our Kingsway project in Etobicoke kept the Tudor facade exactly as it was while opening the interior.

Heritage plus addition

Rear additions on heritage properties are often possible when they are not visible from the street and respect the original massing. They need heritage review and often Committee of Adjustment approval. See home additions.

Heritage Permits and Conservation Districts

Toronto has dozens of Heritage Conservation Districts, including parts of Cabbagetown, the Annex, Rosedale and Yorkville. Individually designated properties are protected under the Ontario Heritage Act. Outside Toronto, Unionville and Markham Village, Old Oakville and parts of Thornhill have their own districts.

Inside a district, exterior work visible from the street generally needs a heritage permit. Interiors are usually more flexible. We confirm your property’s status, review the district plan with our heritage consultant network and design within it, so the application goes in once.

How Much Does a Heritage Renovation Cost?

ScopeTypical range
Interior restoration + new systems$250K-$450K
Whole house heritage gut + facade$400K-$800K
Facade-only restorationPriced per scope

Heritage work costs more than a standard renovation of the same size because restoration is slower than replacement and hidden conditions are more common. The return is a home that keeps its value and character. See the Toronto renovation cost guide for every tier.

Restore or Replace?

Not everything old is worth keeping. We restore what is sound and characteristic (plaster mouldings, staircases, doors, stained glass, red oak) and replace what is unsafe or failing (wiring, supply lines, insulation, rotted framing). Our designer walks the house with you and marks every element as keep, restore or replace before drawings start, so there are no arguments mid-build.

Heritage work is the most demanding part of our home renovations across Toronto and the GTA. If you own a heritage home in Central Toronto or anywhere in the GTA, request a free written quote and we will visit, open a few inspection points and price it properly.

The Industry Reality

Why Heritage Renovations in Toronto Go Over Budget

Budget killer 1

What hides behind 100-year-old plaster

Knob-and-tube wiring, vermiculite insulation, lead solder on supply lines, cracked cast iron stacks and undersized joists cut for old plumbing. Most contractors find them after demolition and price them as change orders.

Budget killer 2

Heritage approvals added late

Windows, porches, rooflines and masonry inside a Heritage Conservation District need approval. Designs that ignore the district guidelines get sent back, adding weeks.

Budget killer 3

Character lost to speed

Original plaster, mouldings and oak torn out because restoration was not priced, then replaced with stock trim that never looks right in an old house.

The Whole House Renovation Fix

Inspection openings and testing during the site visit, a 5-8% discovery contingency written into the contract, heritage approvals planned before design, and restoration priced as part of the scope, not an afterthought.

How It Works

How Does Our Heritage Restoration Process Work?

Design-build means one team from first visit to final walkthrough. Approval time is planned up front, and you get a weekly call from your project manager.

  1. 1

    Heritage status + site assessment

We confirm designation or district status and open small inspection points to see wiring, plaster and framing.

  2. 2

    Written scope + fixed price

Restoration and replacement items priced line by line, plus a 5-8% discovery contingency.

  3. 3

    Design with preservation plan

Our designer marks what stays, what is restored and what is replaced before construction drawings.

  4. 4

    Heritage permit + building permit

Heritage approvals and Toronto Building permits coordinated in-house with our heritage consultant network.

  5. 5

    Careful demolition + systems

Protected removal, asbestos abatement if needed, then new wiring, plumbing and HVAC behind preserved finishes.

  6. 6

    Restoration + walkthrough

Plaster repair, millwork, floor refinishing, final inspections and the deficiency walkthrough.

Typical construction time: 12-24 weeks depending on scope and approvals. Tier 2+ projects pay in six draws tied to these milestones, with no large upfront deposit.

Client Reviews

What Clients Say About Our Heritage Work

Names are shown as initials and neighbourhood to protect client privacy.

"The Kingsway facade had to stay exactly as it was, but the inside was a maze of small rooms and 60-amp wiring. They kept the brick and the original millwork, opened the interior into one bright plan and replaced every wire and pipe behind the plaster. Heritage paperwork was handled for us."
LP L.P., Kingsway Etobicoke · $340K · T3
"Delivered in 14 weeks, zero change orders. Design-build made the kitchen island decision in one meeting. Heritage consultant network paid for itself twice over."
EW E.W., Rosedale Toronto · $287K · T3
"We wanted a dry, tall basement and a legal suite in a 1930s house. Underpinning was the scary part. Diego walked us through the pin sequence before anyone touched the footings, and Ingrid had the permit in hand before demolition. The 5-8% contingency covered the cracked clay drain they found, so there was no change order. We now have 9 ft ceilings and a tenant."

Got Questions?

Heritage Restoration FAQs

Do you renovate designated or heritage-district homes?

Yes. Heritage work has been the core of our business since 2003 in Rosedale and Forest Hill. We coordinate heritage permits for exterior changes, preserve original facades, plaster and millwork, and replace failing systems behind the walls. Heritage projects typically run $250K-$800K.

Do I need heritage approval to renovate the inside of my house?

Usually not. In most Toronto Heritage Conservation Districts, approvals focus on the exterior: windows, doors, porches, rooflines, masonry and additions visible from the street. Individually designated properties can have protected interior features listed in the designation by-law. We check your property's status before design.

What hidden problems do century homes usually have?

The most common are knob-and-tube wiring, 60-amp service, galvanized or lead-soldered supply lines, cracked cast iron stacks, vermiculite or pipe-wrap insulation that may contain asbestos, and joists notched by old plumbing. We open inspection points during the site visit and build a 5-8% discovery contingency into every contract.

Can you save my original plaster and mouldings?

In most cases, yes. Sound plaster is reattached and patched, damaged sections are rebuilt on new lath or skim-coated board, and crown mouldings are repaired or run in place to match the original profile. Where walls must open for wiring, we plan routes to minimize damage.

Can original oak floors be refinished?

Usually. We remove damaged boards, weave in reclaimed or new red oak, sand and refinish with Rubio Monocoat or a matched stain so the floor reads as one surface. Floors that have been sanded too many times may need replacing in some rooms.

How long does a heritage restoration take?

12-24 weeks of construction depending on scope and approvals. Heritage permit review can add time before construction, which we plan into the schedule from the start.

How much does a heritage home renovation cost?

Typical heritage scopes run $250K-$800K. Our Rosedale heritage gut came in at $287K for 2,400 sqft in 14 weeks with zero change orders. Facade-only work is priced per scope.
