What Does a Kitchen Renovation Include?
A kitchen renovation in Toronto ranges from a cosmetic refresh to a full gut with moved plumbing, a new island and a pro appliance package. Our in-house designer settles layout, cabinetry and surfaces early, so the written price holds. Kitchens typically run $35K-$140K; condo kitchens $45K-$140K, with board and building-management approvals handled for you.
A full kitchen renovation usually includes:
- Layout and structure. New work triangle, island, and where needed, wall removal with an engineer-sized beam.
- Cabinetry. Custom inset, semi-custom or flat-panel cabinets on Blum soft-close hardware, with integrated panels for Sub-Zero or Miele appliances.
- Counters. Calacatta marble, Taj Mahal quartzite, Caesarstone quartz or Dekton porcelain, templated after cabinets are installed, with waterfall edges where you want them.
- Mechanical. New plumbing runs to an island sink, gas line sizing for a pro range, dedicated 20-amp circuits and a hood with make-up air where required.
- Lighting and finishes. 3000K CRI 90+ LED under-cabinet and pot lights, pendants, backsplash tile, flooring and hardware.
Types of Kitchen Renovations
Tier 1: Kitchen refresh ($18K-$65K)
Same layout. New cabinet doors or boxes, counters, backsplash, sink, faucet and lighting. Good for builder-grade kitchens in Markham, Mississauga or Richmond Hill that work but look tired.
Tier 2: Kitchen to the studs ($35K-$140K)
New layout, island, moved plumbing or gas, new electrical and often a wall removed. Takes 4-10 weeks. This is the most common kitchen project in older Toronto homes.
Condo kitchen ($45K-$140K)
Same scope as Tier 2 with board approval, elevator bookings, building work hours and dust control. Plumbing locations are often fixed by the building’s risers, so the design works with them.
Luxury kitchen
Calacatta islands, Wolf ranges, Sub-Zero columns and rift white oak. See luxury renovation for whole-floor luxury scopes.

When Is It Time to Renovate Your Kitchen?
- Cabinet boxes are swollen around the sink or dishwasher.
- You cook around a layout instead of in it.
- Counters, outlets or lighting cannot handle how you live now.
- You plan to sell in a few years. Kitchens are one of the renovations buyers notice most.
- The rest of the house needs work too, in which case a whole house renovation may cost less overall.
Kitchen Renovation vs Refacing vs DIY
| Option | Cost | Best when |
|---|---|---|
| DIY cosmetic updates | Lowest | Paint, hardware and lighting only |
| Refacing (new doors on old boxes) | Low | Boxes are sound and layout works |
| Tier 1 refresh | $18K-$65K | Layout works, finishes do not |
| Tier 2 full renovation | $35K-$140K | Layout, plumbing or electrical need to change |
DIY makes sense for paint and hardware. Once plumbing, gas or electrical moves, a permit and licensed trades are required, and a fixed-price contract from a Toronto renovation contractor protects you from scope creep.
