What's Included

## What Our Bathroom Renovation Service Covers

Bathrooms fail at the waterproofing, so that is where we start. Every shower gets a full membrane system, Schluter-KERDI or Wedi building panels, over a properly sloped mortar bed or a linear drain, with Schluter-DITRA uncoupling under floor tile so it does not crack when the house moves. Then come the parts you see: floating vanities, wall-hung toilets on Geberit in-wall carriers, thermostatic mixing valves, DITRA-HEAT in-floor warmth and 10mm frameless tempered glass. We install fixtures from Kohler, Toto, Grohe and Rohl, and tile from Ann Sacks and Daltile. Curbless walk-in showers are one of our most requested upgrades, because they look clean and work for every age. Condo bathrooms include board approvals, after-hours scheduling and noise rules. Primary baths typically run $18K-$65K, powder rooms $12K-$35K and condo baths $15K-$55K. A Tier 1 refresh takes 3-6 weeks and a Tier 2 bath to the studs 4-10 weeks.

## What Goes Into a Bathroom Renovation That Lasts?

Bathrooms fail at the waterproofing, so that is where we start: Schluter-KERDI or Wedi systems, sloped mortar beds or linear drains, and uncoupling membranes under tile. Then come the finishes: floating vanities, wall-hung toilets, thermostatic valves and frameless glass from Kohler, Toto, Grohe and Rohl. Primary baths typically run $18K-$65K, powder rooms $12K-$35K and condo baths $15K-$55K.

The parts of a bathroom you never see decide how long it lasts:

- **Membrane waterproofing** on every shower wall and floor, flood-tested before tile.
- **Uncoupling membrane** (Schluter-DITRA) under floor tile so it does not crack as the house moves.
- **Correct slope and drains**, whether a centre drain on a mortar bed or a linear drain at the wall.
- **Blocking** in the walls for grab bars, glass, vanities and wall-hung toilets on Geberit carriers.
- **Ducted exhaust** vented outside, not into the attic.

## Types of Bathroom Renovations

### Primary ensuite

The biggest bathroom project in most homes. Curbless shower, double vanity, heated floor and often a freestanding tub. $18K-$65K depending on size and finishes.

### Family bathroom

Durable finishes, a tub-shower combination or a walk-in shower, storage and easy-clean surfaces.

### Powder room

Small room, big impact. Wall-hung toilet, a statement vanity, plaster or wallpaper and good lighting. $12K-$35K.

### Condo bathroom

Fixed drain and riser locations, strict work hours and board approval. Large-format porcelain and linear drains make small condo baths feel bigger. $15K-$55K.

## How Much Does a Bathroom Renovation Cost in Toronto?

| Bathroom | Tier 1 refresh | Tier 2 to the studs |
| --- | --- | --- |
| Powder room | $12K-$20K | $20K-$35K |
| Family bath | $18K-$30K | $30K-$50K |
| Primary ensuite | $25K-$40K | $40K-$65K |
| Condo bath | $15K-$30K | $30K-$55K |

A Tier 1 refresh replaces tile, vanity and fixtures without moving drains. A Tier 2 renovation goes to the studs, moves plumbing where needed and rebuilds the shower from the framing out. For all tiers, see the

Toronto renovation cost guide

.

## When Do You Need a Full Bathroom Renovation?

- Grout keeps cracking or tiles sound hollow when you tap them.
- There are stains on the ceiling below, or soft spots in the floor.
- The tub surround is a one-piece insert you want to replace with tile.
- You want a curbless shower for ageing in place.
- The fan does not clear steam, and paint is peeling.

Any of these usually means water has been getting where it should not, and a Tier 2 renovation is the safer choice.

## Curbless Showers: Why They Need Planning

A curbless walk-in shower looks simple, but the floor must slope to the drain while staying level with the rest of the bathroom. That usually means recessing the subfloor between or across the joists, adding a linear drain and extending the waterproofing across the whole floor. In older Toronto homes we check joist size and direction on the site visit, then plan it into the framing. Done right, it is the most accessible and easiest-to-clean shower you can build.

## Bathroom and Kitchen Together

Many clients renovate a bathroom at the same time as their

kitchen

The Industry Reality

## Why Bathroom Renovations Fail Within a Few Years

Budget killer 1

### Waterproofing skipped or done wrong

Tile and grout are not waterproof. Without a continuous membrane, water reaches the framing, and the first sign is a stain on the ceiling below.

Budget killer 2

### Cracked tile on moving floors

Older Toronto floors flex. Tile laid straight on plywood cracks. An uncoupling membrane like Schluter-DITRA prevents it.

Budget killer 3

### Drain and venting shortcuts

Curbless showers need a recessed or sloped subfloor and a correctly sized drain. Exhaust fans vented into the attic cause mould. Both get skipped on cheap jobs.

### The Whole House Renovation Fix

Full Schluter-KERDI or Wedi membrane systems, DITRA uncoupling under floor tile, correctly sloped drains and properly ducted exhaust, all inspected before tile goes on. We photograph the waterproofing for your records.

Got Questions?

## Bathroom Renovation FAQs

### How much does a bathroom renovation cost in Toronto?

Primary baths typically run $18K-$65K, powder rooms $12K-$35K and condo baths $15K-$55K. Cost depends on size, whether drains move, curbless versus standard shower, heated floors, tile choice and fixtures. Our Beaches ensuite and powder room refresh came in at $24K.

### How long does a bathroom renovation take?

A Tier 1 refresh takes 3-6 weeks and a Tier 2 bathroom to the studs 4-10 weeks, depending on whether plumbing moves and fixture lead times.

### Can you build a curbless walk-in shower in an older house?

Usually. The subfloor is recessed between or across the joists so the shower floor can slope to a linear drain without a curb. If the joists cannot be modified, we use a low-profile threshold. We check the structure on the site visit.

### What is Schluter-KERDI and why does it matter?

Schluter-KERDI is a waterproof membrane system that sits under the tile on shower walls and floors. It keeps water out of the framing entirely, which is the main reason bathrooms last. Wedi building panels do the same job with a board system.

### Do I need a permit for a bathroom renovation?

Replacing fixtures in the same location usually does not. Moving drains, adding a new bathroom or changing the venting typically does. We file permits in-house when needed.

### Can you renovate a condo bathroom?

Yes. Condo bathrooms have fixed riser locations and strict work hours. We handle board approval, insurance certificates and noise rules. Condo baths typically run $15K-$55K.

### Is in-floor heating worth it?

In Toronto winters, most clients say yes. DITRA-HEAT adds a modest amount to a primary bath and runs on a programmable thermostat so it only heats when you need it.
